Core data logic
All the underlying data for this tool comes from the National Bureau of Statistics and adopts... YYYYMM.csv The data is stored in named CSV files. To ensure the scientific validity of the comparison, the system uses May 2022 as the baseline and sets the housing price index for all cities to a uniform value of 100.
When reviewing data, you can focus on the following four core metrics:
- Month-on-month comparison: It measures price fluctuations in the current month compared to the previous month.
- Year-on-year: Observe the magnitude of the increase or decrease compared to the same period last year.
- Average since the beginning of this year: The average house price index within the statistical year filters out short-term fluctuations.
- Current house price: A real-time index calculated based on month-on-month data.
